At Clark Willis, we want our conveyancing service and pricing to be as transparent as possible. Accordingly, we have set out some clear information below about our conveyancing services.
Pricing Structures
Our Conveyancing services are undertaken on a fixed charge, confirmed to you at the outset before you choose to instruct us.
To provide you with an accurate charges quote we have a bespoke online quoting tool that you can use on our website to get a exact fixed fee quote for your property sale or purchase, where all of our legal costs, disbursements (payments we have to pay out on your behalf) and other expenses are clearly set out so all of your legal costs are clear, before you instruct us.
There are a couple of questions we need to ask you as part of that process to provide you with an accurate quote, for example for a purchase quote – the purchase price and location of the property you are buying to be able to let you know the local authority search fees, stamp duty fees etc applicable to your purchase.

Exclusions from our standard service
Our initial quote provides for all matters we are made aware of at the outset of your transaction. Should additional information’s arise requiring additional work, we will Inform you straight away. An example of this might be if you have advised us your property is freehold but it is actually leasehold. This may incur additional charges payable to a management company, additional legal work to be carried out and 3rd parties to be involved.
Time Estimates
The length of time that it takes to complete a property sale or purchase of a freehold property depends on various factors, including:
- Any finance provision
- Whether the other party is selling or purchasing a property (a property chain) and how quickly they are able to proceed
- The efficiency of the conveyancer acting for the other party
- Whether any unusual or difficult circumstances arise during the course of the transaction
- Whether probate (deceased estate) may be involved
An average sale transactions takes between 8 to 12 weeks to complete and a purchase 8 to 12 weeks.
